A Busy Year In the Industrial Storage Market 

Experts from the storage industry have noted another significant increase in the amount of industrial storage space being available in Poland. 2018’s largest storage transactions include warehouse rental deals by Zalando Lounge, Arvato, Leroy Merlin and ROHLIG SUUS Logistics.

As reported by EY and Cushman & Wakefield, Poland boasted 15.7 million sq. meters of storage space at the end of 2018. That’s three times more than in 2008. A record number of brand new warehouse space has been developed in Poland over the past two years. Last year saw 2.2 million sq. meters of warehouse space added, with over 2.3 million sq. meters of brand new storage space added in 2017.

"Nowoczesny Magazyn" quotes Krzysztof Kieronow from Colliers International as saying, that the biggest storage industry transactions of 2018 include warehouse rental deals by Zalando Lounge, Arvato, Leroy Merlin and ROHLIG SUUS Logistics.

The Key Locations for Warehouses In Poland

In "The Polish Real Estate Guide 2019 Edition Poland" experts from EY list 5 key warehouse locations across Poland. These include Warsaw and the cities located within a 50 km radius from the city; Upper Silesia, Poznań, Łódź and Wrocław. Several other areas of a growing relevance may also be mentioned and include Gdańsk and Gdynia, Rzeszów, Lublin, Kraków, Szczecin, Bydgoszcz and Toruń.

In 2018, among other locations, ROHLIG SUUS Logistics have opened new industrial warehouse storage space in Cracow and Szczecin. These built-to-suit facilities feature custom-tailored solutions like a bespoke column spacing grid and above-normal height. The new facilities also feature solutions that promote more effective use of storage space such as VNA system forklifts, that enable maneuvering in aisles that are only a little wider than the forklift truck itself.

This year, in addition to beginning work on developing a new facility right outside Warsaw, ROHLIG SUUS Logistics plans to open new warehouses in Wrocław and Sosnowiec.

Trends In the Warehouse Storage Market

In their reports, experts have indicated that the popularity of urban warehouse distribution parks part of the „last mile logistics” model is growing. The other trend includes very little unused storage space with vacancies in December of 2018 amounting to just 5%.

EY experts note that the industrial warehouse storage market is being stimulated by a bustling economy and an improved quality of transportation infrastructure.
